ZAHRADA is a Winchester-based architecture and interiors practice led by Tim and Zofia. We work with property owners across the South Downs on renovations, extensions, new homes and boutique hotels, starting with what you want to achieve and what’s possible at your property.
We start all of our projects with an initial feasibility study, outlining possible options, planning risks, and expected project costs.
Our work ranges from the careful renovation of period and listed buildings to contemporary extensions, new homes and boutique hotels.
In the South Downs, understanding the site is an essential part of understanding what you can build. Settlement boundaries, previous extensions and the building’s relationship with the surrounding landscape can all shape your options. We investigate these early, before we develop a design with you.
We then explore how to achieve the space and character you want within that context. That could mean positioning an extension to sit comfortably in views from nearby footpaths, balancing larger windows with light spill after dark, or reworking an existing layout to make better use of the space. Architecture and interiors develop together, with planning considerations informing the design from the outset.

Make an older property work better without losing its character. We rethink layouts, daylight and interiors together, exploring what can be achieved within the existing building where extending may be constrained.
Extensions.
Understand your scope to extend, including how previous additions affect your options. We design extra space around your needs, considering its scale, views across the landscape and light spill after dark.

Establish what’s possible before committing to a plot or detailed design. We explore the planning context and shape your home around the site’s contours, views and local character, with interiors considered from the outset.
